I've had at least a dozen of these albums and this is the first time I've seen the insert for his book.  Discogs doesn't mention it but if it wasn't part of the album what was it doing there?  I think it's the real deal. This pressing is a 1982 repress.  Vinyl was play tested through Focal Elegia's and it played as EX+ and NM-, cumulatively a 94 based on the following issues. At the start of B1 there was a bit of light surface noise (numerically a 90) with lesser noise on B5 (a 92).  At the start of A1 there was a less noise at the start than B1 with the remaining A-side tracks playing as a 95. Visually, it looks nothing less than NM- however based on the B-side play it is scored as EX.  Finally, if you're wondering why I'm listing the issues on the B-side first, let me recommend that you play the B-side first (even if you're just looking, try it on your own) so that the album closes with Thriller. It's perfect and you'll love it. 
The sleeve is scored as EX with very light corner wear, most noticeably on the top left corner with an 8mm impression, two faint creases coming down from the front gatefold with the longest at 4mm. Within the bottom front gatefold there are four dimples with the longest at 10mm. On the rear there are a number finger prints and rub impressions, it's black and glossed so you can really see every little thing. The colored booklet, fold out poster and insert showed only light wear, with some creasing on the top left area of the colored and black and white insert. The OBI shows only very light wrinkle wear, most noticeably on the inside. Based on all of this I am scoring the jacket an 88.
