My grading system comes from being a longtime collector myself, meaning conservative grading, and transparency. NM EX VG+ VG VG- G+ 
If a record is sealed, I will state "sealed" and presumed "mint", making sure it is flat, and such. Should a buyer win a sealed item, I am happy to unseal it for them upon request.
